Bicton College Transformation | From Swimming Pool to Equestrian Hub

Coordination, planning, and delivery

Bicton College in East Budleigh, Devon presented a rare combination of challenges in one appointment. N&G Groundworks were selected by Nevada Construction to deliver two distinct elements under a single package – converting an old swimming pool into two new classrooms and a climbing zone, alongside the construction of a new hay barn to support the equestrian side of the campus. 

The brief demanded tight coordination, careful planning around access, and consistent quality across education and agricultural use, with each workstream moving forward on its own programme.

Working within a busy campus setting

Education sites bring additional expectations around safety, cleanliness and communication. Work areas need clear segregation, deliveries and spoil movements must be controlled, and sequencing has to suit the realities of a live environment. 

On such a project, early planning is essential so that excavation, concrete pours and drainage installations can proceed smoothly without unnecessary disruption. For estates teams and consultants, the value is in predictable progress – clear method statements, sensible phasing and a groundworks contractor that can work effectively alongside other trades to keep the wider programme on track.

Pool conversion works and structural preparation

Converting a pool into usable internal space starts with creating stable, buildable structure where there was previously void and water management. At Bicton College, our scope included constructing a new reinforced ground bearing slab, providing the structural base for the new teaching areas. 

We also installed a new suspended floor over three-quarters of the existing pool footprint, creating a practical platform for the new layout while allowing the design team to achieve the required levels and performance. This type of work relies on accuracy and strong setting out, particularly where the existing structure dictates dimensions and access.

Hay barn foundations and slab construction

Alongside the classroom conversion, we delivered groundworks for a new hay barn to serve the equestrian campus. Agricultural buildings still require civil engineering discipline – stable formation, correct falls, and detailing that supports long-term use. Works included excavating and disposing of soil offsite, constructing pad foundations, and installing a reinforced ground-bearing slab. 

All of these foundation construction elements need to align with the building design and anticipated loading, while remaining practical for construction sequencing.

Drainage strategy and SuDs delivery

Effective water management was a core feature of this complex project. For the hay barn, our works included installing stormwater drainage and SuDs, with a focus on managing runoff responsibly and protecting surrounding areas. Across mixed-use sites, drainage choices have to reflect building use, ground conditions, and the wider campus network. 

Getting this right supports compliance, reduces the risk of future maintenance issues, and improves resilience in wet weather. We regularly support projects with foul and surface water drainage, and we bring the same structured approach to SuDs installation in Devon and across the South West.

External access and finishing works

Safe access routes and durable external areas are part of making a building usable from day one. At Bicton College, our scope included creating a new footpath to the building and constructing a new concrete apron to service the barn. These finishing elements depend on strong preparation beneath the surface – correct sub base build up, consistent levels and good edges.

When these details are handled properly, external areas perform well under daily footfall, equipment movements and seasonal weather. For projects where surfacing and presentation are key, asphalt surfacing and external finishings can form part of a coordinated package.
