Building bespoke homes on challenging plots

Wagtail Cottages in Lyme Regis presented a unique challenge – a steep, sloping site in a tight residential area. N&G Groundworks was appointed to carry out the full groundworks package for two high-spec bespoke homes. The build required precision, careful coordination and deep experience working on complex terrain. From demolition to drainage, every phase demanded close attention to sequencing and site constraints.

Preparing the site for new foundations

The project began with the demolition of existing structures followed by reduce level excavation. Working on a slope meant excavation had to be done in carefully controlled stages. Excavated material was safely removed from site, allowing the team to begin forming level areas for the new properties. The work carried out laid the groundwork for the installation of structural retaining walls and stable foundation zones.

Sub-structure masonry and waterproofing

With the groundwork prepared, N&G moved on to foundation construction and sub-structure blockwork up to the damp-proof course (DPC) level. Working on sloped sites often increases the risk of water ingress. To manage this, structural waterproofing was integrated into the build to protect below-ground masonry and help maintain long-term integrity. Every element was installed to exacting standards to meet design and engineering requirements.

Coordinating Section 106 sewer requisitions

Drainage for the site involved a Section 106 sewer requisition, connecting the new homes to the public system. N&G Groundworks managed the complex task, coordinating with local authorities to ensure compliance and timely execution. Plot drainage was designed and installed to handle surface and foul water efficiently, with minimal disruption to neighbouring properties. The steep site added to the complexity, requiring careful gradient planning and trench alignment.

Beam and block flooring to suit the site

To accommodate the site levels and ensure a strong, level base for each home, beam and block flooring was used. It’s a system that is well-suited to sloped or uneven ground. N&G managed the entire process – from design to installation – ensuring that floors were laid accurately and provided a reliable base for follow-on trades. This method also supports long-term insulation and ventilation performance.

External works and street connections

As the build progressed, N&G also delivered a full package of external finishings. This included hard landscaping, path construction and access works to blend the new homes into the surrounding area. Street works were completed to connect the properties to local highways, involving kerb lines, access points and surface finishes. Each element was installed to adoptable standards, ready for handover.

Wagtail Cottages was a compact but high-spec project. N&G Groundworks kept the programme on track by sequencing works effectively and maintaining tight site logistics. From the early design coordination to final surface treatments, the project shows how experienced groundworks contractors can deliver strong, stable builds on even the most constrained plots.
